Sand So Sea, where every room has an ocean view
We collaborated with the award winning architecture firm Cronk Duch to design our 3 bedroom, 3 bath, 2 kitchen beach house–with around 2000 sf under air conditioning and an additional 1500 sf under covered veranda. We have both an indoor and outdoor dining room; we also have both an indoor and outdoor living room. We even have two laundry rooms, an accident, to be discussed over a bottle of wine!
You will enjoy award-winning Casper and Parachute mattresses, 5-star linens, and beautiful furnishings. We’ve turned up some fun items in antique shops from Paris to Palm Beach. We have put a lot of effort into our garden, and you can now enjoy meditative walks on sand paths lined with seashells winding through our vineyard of mature seagrapes.
The ‘Lagoon’ Room
From the deck, enjoy dazzling sunrises each morning, and from the dock, flaming sunsets over the bay. The wrap around deck effectively doubles the living space, with an outdoor dining room and outdoor living room. The latter, the “lagoon room”, is complete with a 9 foot custom sofa, chaise lounges, and upholstered swivel chairs overlooking the lagoon and Scotland Cay.
Upstairs
Upstairs, we have 2 sumptuous King suites with beautifully tiled en suite bathrooms. The upstairs guest suite, The Sleeping Porch, has its own entrance, mini refrigerator and coffee/tea station. The spacious Sleeping Porch double vanity and the custom designed kitchen and nearby banquette were designed and installed by the talented team at Souter Woodworking of New York.

The ‘Surf Shack’
On the ground floor we created the “surf shack” –a beachy fun studio apartment with its own entrance, kitchen and bathroom, complete with one twin and one double bed (perfect for teens, a nanny, or adults who do not wish to share a bed). We have stocked hand weights, 2 kettlebells, and a TRX system in the space for those looking to keep up their gym routine.

The settlement of Great Guana is located about 2 miles west of the house. While Sand So Sea is on the oceanfront, our shoreline is rocky. For a soft, sandy beach, visit Caysera - one of the most beautiful beaches in the world, only a brief golf cart ride or a 10-minute stroll from Sand So Sea.
